In July 2026, the Tardif Index stood at 24.5 out of 100, placing the market in what is known as a “slight buyer’s market.”

However, this trend does not mean that property prices are plummeting. Rather, it indicates that buyers now have more choices, more time to make a decision, and greater room to negotiate. The situation also varies significantly depending on the type of property.

A sharp slowdown in transactions

In July 2026, 1,022 closed sales were recorded on the Island of Montreal, compared with 1,220 during the same month in 2025. This represents a 16.2% decrease year-over-year.

At the same time, 2,154 new properties were listed on the market. The ratio of sales to new listings thus stood at 47.4 percent.

Another indicator is particularly noteworthy: 512 listings expired without resulting in a sale. The expiration rate thus stands at 33.4%, compared to 25% in July 2025. In other words, about one in three properties whose listings expired in July had still not found a buyer.

Prices that continue to rise despite everything

The slowdown in sales has not yet led to a widespread decline in property values. Median prices have even risen in the three main residential categories:

Condominiums: $479,750, a 2.3% increase from the previous year;

Single-family homes: $825,000, a 9.5% increase;

Two- to four-unit apartment buildings: $881,000, a 6.8% increase.

The Montreal market therefore presents a unique situation: buyers are gaining bargaining power, but properties that do sell generally continue to hold their value.

Condominiums: The Segment Most Favorable to Buyers

This rebalancing is particularly evident in the condominium market. In July 2026, 490 condos were sold, compared with 628 a year earlier. This represents a 22% decrease.

The median time to sale also increased from 46 to 58 days, while 349 listings for condominiums expired. The expiration rate thus reached 41.6% in this category.

For buyers, this situation can offer more opportunities to compare options and negotiate. However, it remains essential to carefully analyze the financial health of the condominium association before submitting a letter of intent to purchase.

The reserve fund, the maintenance log, meeting minutes, scheduled repairs, and special assessments are among the factors that can influence the actual value of a unit.

Single-family homes remain in high demand

The single-family home market remains more competitive. A total of 339 sales were closed in July, with a median price of $825,000 and a median time on the market of 47 days.

The vacancy rate of 19.7% remains significantly lower than that observed for condominiums. The scarcity of houses on the Island of Montreal therefore continues to support prices.

Buyers interested in this type of property need to be well prepared. A valid mortgage preapproval and the ability to act quickly can still make all the difference when a well-located property comes on the market.

A realistic selling price becomes a key factor

Across all categories, approximately 30.8% of properties sold in July had undergone at least one price reduction. When the price was adjusted, the median decrease was 5.3%.

This data shows that buyers are not necessarily reluctant to take action. However, they are becoming more attentive to the relationship between the asking price, the condition of the property, and market conditions.

The median time between listing and closing was 53 days. However, a letter of intent was typically accepted after about 35 days. For sellers, the lack of serious offers after five or six weeks may therefore indicate that the asking price needs to be reassessed.

Price wars continue in certain sectors

Even in a market that is generally more favorable to buyers, competition has not completely disappeared. In July, 15.4% of the properties sold were purchased at a price higher than the last asking price.

Rosemont–La Petite-Patrie stood out in particular: 30.1% of sales there were closed above the asking price. This shows that properties in good locations that are well-maintained and listed at a realistic price continue to attract many buyers.

What are the key takeaways?

The Montreal real estate market is not experiencing a uniform decline. Rather, it is going through a period of transition during which market dynamics vary by neighborhood and property type.

Buyers now have a little more time and room to negotiate, particularly in the condominium market. Sellers, on the other hand, must set a realistic price from the outset and present their property transparently.

For condominium associations, this situation also underscores the importance of sound management. Up-to-date documentation, proper planning of construction projects, and a healthy financial position can help reassure prospective buyers and preserve the value of the units.

Source: Tardif Index, July 2026 — Endurance Groupe Immobilier by Tardif, based on Centris data compiled for the Island of Montreal.

The residential market on the Island of Montreal continues to rebalance.
